Real Estate Guardians

Enabling a buyer to purchase a home remotely creates new hurdles that must be resolved. Questions regarding handover of keys, ensuring payment of outstanding utility bills by seller, or a final walkthrough of the property to ensure that negotiated chattels are in the home are examples.

Currently this work is performed by a mix of property managers, real estate agents, lawyers, neighbors, and friends. It is ad-hoc because the remote purchase of a property is not common and so no standardized and professional solution has been necessary.

This changes with the tokenized sale of real estate where settlement is instant and remote. The real world issues related to handover of the property require on-ground solutions that must be met by a new category of service professional that Plano considers to be Real Estate Guardians.

Similar to a “host” on a vacation sharing platform or a “driver” on a ride share platform, these services will be met by local and independent individuals that plug into the Marketplace as required. This work could be performed by existing professionals such as real estate agents or property managers who wish to dedicate their time to execution of this service.

Tools for connecting Guardians with Buyers and Sellers are provided on the platform. Standards that describe the nature of the work are set by Plano and are adapted to the needs in each local market. The quality of work by Guardians will be maintained by a review system where buyers, sellers and guardians each submit reviews after the work is completed.
